Ozark County, Mo. – Ozark County officials are warning residents of a scam currently running through Ozark County. The scam was brought to attention after multiple residents across the county reported receiving a notice from a company named “Property Site”. In the notice, individuals were asked to pay a $123 fee in exchange for a copy of their deed or property assessment profile. According to a publication by Ozark County Times, residents reported these letters to the Circuit Clerk and Recorders Office, Hope Hillhouse, Mill Country Title, and Ozark County Times.
These letters look legitimate and include specific and accurate information about the properties. The residents targeted all recently filed deeds in November and December of last year. Instead of paying this fine, Ozark County Circuit Clerk and Recorder Jackie Smith tells individuals that they can obtain their deeds from her office for $1 a page if they need them.
The Scam Letters come from a company called Property Site. The letters are often titled “Recorded Deed Notice” in bold, designed to mimic an official bill. They usually include a record ID number at the top, a service fee, and a “respond by” deadline. Many letters include a payment slip and envelope to encourage immediate action.
